What this site is
A research tool. It reads closed-sale records from the Coastal Carolinas Association of
Realtors MLS and publishes what they say about oceanfront condominium resorts in Myrtle Beach:
what units have sold for, what owners have reported them earning, what the dues take, and how
far apart the best and typical operators at a building are.
It is published by the licensee named at the bottom of every page. Using it does not create
a brokerage relationship, an agency relationship, or any duty owed to you. A brokerage
relationship begins only when both of us sign a written agreement saying so.
What the numbers are, and are not
Every figure here is derived from what somebody else typed into a listing. Gross rental
income is self-reported by sellers to sell a unit; it is not audited, not verified, and not
evenly reported across resorts. Dues are read off listings. Sale prices are as recorded at
closing. Sample sizes are stated throughout, and where a sample is too small to support a
claim, the site says so rather than making one.
Nothing here is an appraisal, a broker price opinion, an investment analysis of a specific
property, or a projection of what any particular unit will earn. Read the two disclaimers at
the bottom of every page; they govern.
Verify before you act
Confirm everything independently before making a decision. That means the resort's own
budget and assessment schedule, the HOA's financials and reserve study, the unit's actual
operating statements, current rental program terms, insurance, and any special assessment
pending or contemplated. None of that is on this site and none of it can be inferred from
what is.

- Do not scrape it in bulk, republish it as your own, or use it to reconstruct the
underlying MLS records.
- Do not use it to build a competing product from the MLS data it is derived from.
Our access to that data is licensed and carries obligations.
